How much does it cost to rent The Barn at Poor House Farm Park? 

Our daily rental rates are designed to be affordable and accessible. Pricing varies depending on the day, time, and length of your rental. The easiest way to see current pricing and availability is through our

 online booking system.

 

How far in advance should I book? 

Bookings for The Barn open 12 months in advance, and popular dates (especially weekends in spring and fall) can book up quickly—sometimes months ahead of time. If you have a specific date in mind, we recommend booking as early as possible once your date becomes available. 

 

Where is The Barn located? 

The Barn is located inside Poor House Farm Park in Martinsburg, West Virginia, in Berkeley County. 

We’re conveniently located near: 

  • Hagerstown, MD  

  • Winchester, VA  

  • The Eastern Panhandle of WV  

  • Northern Virginia (including Leesburg and Ashburn) 

  • Washington, DC 

 

What is included with the barn rental? 

When you book The Barn, you’ll have access to more than just the building—you get a beautiful, flexible event space to use throughout your reserved time. 

Your rental includes: 

  • The Barn itself for your event setup and celebration  

  • Tables and Chairs for 114 

  • The grassy area between the barn and Rickard Lake (within the black gates)  

  • Access to the dock  

  • The island with gazebo—perfect for ceremonies or photos  

This layout gives you the option to host your ceremony outdoors and your reception inside, all in one convenient location at Poor House Farm Park. 

 

How many guests can The Barn accommodate? 

The Barn can comfortably accommodate medium to large gatherings, depending on your setup style, with a maximum capacity of 114.   

 

Can I host events other than weddings at The Barn? 

Yes! The Barn is a multi-use event space and is perfect for parties, reunions, showers, corporate events, and more.  If you’re searching for a barn party venue near Martinsburg, WV, this is a great option. 

 

Can I have my event outdoors? 

Absolutely! Many guests choose to host their ceremony, activities, or additional seating outdoors. When you book The Barn, your event can take place in the included grassy area between the barn and Rickard Lake, within the black fencing, which also includes the dock and island with gazebo—perfect for photos or a ceremony. 

Please note: 

  • Tables and chairs located inside the barn are for indoor use only.  

  • Outdoor ceremony chairs are available to rent from us.  

  • Any additional tents, tables, or chairs would need to be brought in from an outside source.

Can I bring my own vendors? 

Yes—you’re free to bring in your own vendors. 

This gives you the flexibility to: 

  • Choose your own caterer  

  • Work with your preferred photographer  

  • Decorate however you like  

 

Is alcohol allowed? 

Yes! You can serve alcohol at The Barn with an alcohol permit, which can be obtained through the booking process.  Not sure if you’re planning to serve alcohol? No problem—the permit can be added up to 2 weeks before your event. 

Please note: all alcohol must stay inside The Barn. 

 

Is The Barn available year-round? 

Yes! The Barn is available throughout the year, with heating and air conditioning to keep your guests comfortable in any season.  Spring and fall are especially popular due to the weather and scenery, but the climate-controlled barn means you can host your event comfortably any time of year. 

Optional Rental:
The 1916 House

For wedding parties, you can also reserve the 1916 House, a charming older brick house located next to The Barn. Recently renovated, it’s designed especially as a place for the bridal party to get ready. 

  • First floor: for the ladies  

  • Upstairs: for the guys  

This space makes it easy for everyone to prepare comfortably and keeps your wedding day organized and stress-free.

Come See It for Yourself 

The best way to know if The Barn is right for your event is to see it in person. 

Self-guided tours are available Monday–Thursday, 9:00 AM–6:00 PM, when the barn isn’t booked. To visit, call the administrative office a few days before your desired tour to receive a code for access.  This gives you the chance to explore the space, check out the barn and grassy area, and picture your event at Poor House Farm Park.
